Collateral Swap on SBA Loan
Has anyone ever had to swap out collateral on an SBA Loan. I put up one of my townhouses as collateral on a SBA loan, and I am now considering trying to sell the house to my tenant, and take the equity from the house and put it into a duplex that I have, and move the collateral to that property. I would then refinance the duplex, and I would cashflow about the same, or a bit more with less doors.
House to sell: Value:$190,000 Mortgage: $82,000
Other Rental: Value: $300,000 Mortgage: $249,000 Mortgage after Refinance: $155,000
There is an SOP that the banks follows for the SBA loan, and the reason they say I can't do the swap is that the mortgage amount will increase more than 3.5%. Just wondering if there is any way around this.
Looking to focus more on small commercial business, Storage Facilities, Car Washes is part of the reason for wanting to sell.
