Or does the tenant have some rights to stay since there isnt an end date?

I haven't looked at J's numbers since then to see what has doubled, what has tripled, and maybe what has stayed somewhat close...That being said, if you are looking for very, very borderline useless numbers, plan on $50/psf for a moderate update to $100/psf for near gut remodel.Given that you are already very close to closing, realistically, I would say, you just need to get actual bids for your scope of work.  

This past summer (our first season) we had many multi-generational family reunions book stays.  

BS, those same deals stayed on your marketplace for months after you said they were taken down, and they were not even available anymore (a "principal wholesaler" in your marketplace even told me one of the properties was no longer available, and your team was CC'd on that email!)

The longer the tenant stays, the more you collect.I manage 400 rentals and I have only had one animal damage a home more than the deposit would cover.

I have had travel nurses, medical students, and military members stay for multiple months in some of my STRs. 

We prevented the foreclosure, allowing the tenants to stay and the borrower to exit the deal with having that on his record.
