We live in southern California, and own two houses in Florida, three in Memphis, two in Atlanta, one in Las Vegas, one in Indianapolis, two in Victorville, CA (high desert), and two in Austin, TX.

I live in the AZ desert where it is 115 on average in the summer month, I don't wear suit and tie often in the summer.

Hello all,Would really appreciate some advice from experienced investors, particularly in the Coachella Valley area (Palm Springs, Rancho Mirage, Palm Desert, La Quinta, Indio, etc).This area is going through a bit of a transition - it's very trendy, and it's full of airbnbs, but city laws are getting stricter on these and they're issuing less or no permits in most cities.

I also plan on reducing landscaping and water expenses by converting large, unused grassy areas to desert landscaping.  

At 130k I would be looking at AV, Palm Springs/Desert,  Bake or Vegas.

Just because you are in OC does not mean it  would be required for you to go out of the state, simply hit up the desert cities and IE and you can find some cash flow deals with some effort.

My sister lived in Palm Desert for about 20 years and she passed away in January.

@Scott Scharl, we mainly use Wells Fargo because we operate in multiple states, but locally, Desert Schools has been great to work with.
