And it has to be a deal, I think a lot of people are so focused on the "I have XXX units " that they loose track of the fact that while maybe they have a lot of units they are not making enough money to cover the exposure they are taking on.

Bob, I was thinking about only use their provided cap rate when it favors me when I calculate the verified NOI less than what the pro forma is to negotiate a better purchase price or terms.While I understand from textbook reads the significance of "market cap rate comps" and how they play in determining property value, in reality, if the property is cashflowing $XXX/door/month return, and it is lower than the asking price, and there are no other comparables for sale (just prior sales), how much does it matter if I "overpaid" $55K?
