What should I be worried about and what not, and whether I should proceed further with the deal or back out?

I feel like no one in the right mind would sell their home at a discount but you said it well, some people whether it being personal issues or what not might just want to get out.

Also have realized going low money down with a conventional loan could be better, heard FHA inspections and what not can be annoying for the seller.

Another important key factor is that I do not have the greatest credit so I don't know if I would have to go with a hard money lender or an angel investor or what not.
