Breckenridge is a huge resort and the last few years the town has been making an effort to attract summer visitors with festivals, so you wouldn't necessarily be 100% vacant during the summer if you chose to open it up for rentals.

He started hemming and hawing, at which point, because this guy has been a bit dishonest about visitors staying extended periods, etc., I put my foot down and told him no, that it's an unreasonable request, that as the property owner I have a right to entry and I don't want to establish a precedent of locking myself out of some doors of my own properties for strange reasons, and that perhaps he would be happier as a home owner if he wants more privacy.

I understand that most visitors don't care about downtown and don't even go there but I like downtowns personally. 

We don't want both to be the same (we don't want visitors coming to a personal home).  

I think you would be trying to get a visitors accommodations use variance if the property is not zoned for a hotel.

Additionally, they can help attract new businesses and visitors to the area, which can have a positive impact on the local economy over the long term.Appreciation and rentals have stayed strong since we have a limited supply of land with tons of infrastructure coming in!
