Converting Multi-Family to Hotel

Mark Rundell
Posted

Hi All,

First time here - would love advice. I'm curious about the process of converting Mutli-Family to Hotel/Hospitality use in Philadelphia (and also DC if people have insight as well). What is the process? What hurdles? What regulation? Any insight would be greatly appreciated. Brief background: Mutli-Family real estate asset management firm exploring opportunities in hospitality. Thank you!

I think you would be trying to get a visitors accommodations use variance if the property is not zoned for a hotel. As far as I know the process is not very difference from any other zoning variance. Present plans, get denial, RCO meeting, ZBA meeting and then you find out if you get the variance or not. If you identify a property in the city the zoning will tell you which RCO's are responsible for the area and they will give you a good idea of your chances.
