Luckily most are in the several million dollar range.

In the VAST majority of good rental markets function is MUCH more important than form (aesthetics).

Some of the stricter regulations you could see include an 8% transient occupancy tax, the owner (you) having to occupy the residence for 180 days per year, reapplying every year for a provisional use permit, limiting number of occupants, and special permit fees ranging up to $500 per permit with a public hearing per permit.

How do you set this function: I would like guests to be able to manually control the heat/ac, but would like the range of temperatures allowed be between 68 + 78 degrees.

@Peter Dukaj Outside of a few variables to watch out for such as environmental surveys and wetlands areas, there's certainly potential for decent lots within this price range

It was probably in the 15 range or something like that.

Does anybody have any thoughts on Springfield or any good markets for someone who is looking at the $150k range?
