Long ago I used to race 2 liter sedans and sports cars, BMWs, Fiats, Fords and some exoctics, the big one was a Forad GT, (428 V-8) fatsest car I ever drove.

I have been subjected to A LOT of nationwide high tech companies and I watch the auto, power sports, RE construction, industries from the sidelines.

The pics are from years ago when the property was actually nice and livable.Unfortunately without someone who knows the city areas well, it's a huge gamble to invest in Detroit.

You can always gamble that you won't get caught, but if you do, the penalties & interest charges can be substantial.

On the government side, I purchased properties having the powers of condemnation and eminent domain.You'll also find that building reg types, fire marshals and other government officials can apply "selective enforcement" just as a cop doesn't give a speeding ticket to the old guy in the truck following the young blonde in the red sports car ahead of him who does get a ticket.

What do you recommend the best areas would be close to the city (or in it) for investment, safety, and close to going out i.e. bars, sporting events, concerts?

I love coaching youth sports (basketball and soccer) and all the positive impact that team sports has to offer.

They have 7 years to refinance the property and cash out the mortgage holder, so they are gambling that prices will be back up in 7 years so the property will appraise for 235k and they will clean up their credit so they can qualify for a loan.

Also, don't call during a popular TV show or especially during a big sporting event.
