I would imagine though,that there are opportunities where you get a great opportunity for a tenant to do some snow shoveling, cleaning, etc. -- I spoke with my lawyer, and he simply advised not having them do anything too risky (painting 3rd story for example) and to have him sign an sub contractor agreement.

Forget the shovel , and unless you have experience on a bobcat it will be a mess .  

Could double as a cover for a car windshield, as well as a snow scraper or snow shovel. :-)

If they don't have great credit , can't supply proper pay stubs, references, maintain my property as in snow shoveling, etc. 

If you are in a city offer to shovel/plow (or have it done) their parking lot, or offer to sweep it up, I know that convenience stores parking lots are often very dirty, and at least the ones around me you will see some kid sweeping it up early every morning.

It seems that MF in Fl are not that common and the ones we've see are not in the greatest shape.

I mowed their lawns , plowed their snow ,shovelled their sidewalks , and plowed their gardens for 20 minutes of their time in really a Q&A sessions almost weekly .

I plow the drives myself and let the tenants shovel their walk-ways.
