Old stoves and small refrigerators are a major annoyance for tenants.

Shortly after purchasing the duplex we bought 2 new refrigerators, one for the unit we live and and one for the rental unit, as well as a washer/dryer which we have put in the shared basement.

Refrigerators are often left out and microwave, washer/dryer are hit and miss.I'd consider the first three in your numbers and not the rest, but it would depend on the property.

I would recommend having coils cleaned, refrigerant charged to spec, proper safeties installed (and working) such as high pressure switches and float switch.

Yes I know you can keep food in the refrigerator and theoretically they are supposed to be safe, but I don't know of one person who dared to leave food in the fridge and come back to eat them.

There is always a leaky faucet, a broken refrigerator, a hot water issue, a sprinkler head gone bad, etc.
