I found the property by tracking a fsbo that was in reality an investor who picked the property up at auction.  

Also, houses in my area have returned to bubble level prices.In reality, I'm always looking for deals and there are some good ones in my area.

I am so excited about getting started but I am nervous about realities and I feel like a meet up to discuss issues would be helpful.

Optically it looks just fine - 'we pay a pref as soon as you invest', but in reality, you are creating detrimental pressure on your project because are using investor money to pay investors their own pref.
