Another newbie question

I’ve been presented an possible opportunity. Find houses for an investor in their area (not my area). I’m a little skeptical I made a post saying I have some local deals and looking for investors with cash. I guess my question is how do I CYA and make sure I’m not putting in the research work for nothing. Should I require an upfront fee, a contract, etc. The post was on FB which shows my picture, I don’t want someone acting like they want to do business because they think I’m pretty and in reality they intentions are somewhere else. They haven’t said anything inappropriate I just look at all possible sides. Please provide any feedback you have.
