Took 18 months and lots of offers and 2 contracts that fell through before I closed the deal.

Cash with partners (/parents :-)Initially applied for delayed financing, but fell through since the funds used to purchase were from a partnership, and I applied for the loan in my individual name (with plans to ultimately deed the property to our partnership's LLC).

The deal fell through. 

However the connection of a lifetime just fell in my lap last week.

The stock market fell like a rock today and this is just the beginning the rents for anyone's tenants are out of control but when the market corrects who will be able to afford such rents, lower the rents the larger the market for quality people.

She even mentioned in passing to my wife that she would hate to have to sue us if she fell.

I researched the hell out of it, talked to a thousand people (including a thread on here), and ultimately the deal fell apart once I got eyes on it myself and had it inspected (I don't know much about pools or wind shear, so I had a local inspector).

@Curt Bixel  You can ask the realtor why the previous deal fell through, but they may not tell you. 

Earlier in my career I fell for this once or twice, but I have yet to find a tenant that can paint. 

I fell behind on the taxes due to an illness and I moved out of it a couple of years ago.
