I will be leasing a commercial property for the first time, it is a small retail space in Northern California.

My wife and I recently purchased a home where we are planning on converting the basement into a rentable space.

I am looking to gain as much information about the space and the steps needed in order to implement a plan into place! 

But something just did not add up with those guys ( and they were AZ based and slick as all get out) But to easy to approve me just send 10k for due diligence. only somewhat related but BiggerPockets really needs to acknowledge a new category of lender that falls in the Non-QM space (any mortgage thats not qualifying under the Agency QM rules - including DSCR lenders but also many established non-bank lenders that focus on pretty standard mortgage products that are part of the established Secondary Market and Finance Infastructure). 

.#2 More Privacy for Tenants:With single-family homes and ADUs, tenants get the advantage of more privacy and independence compared to multifamily properties where tenants share common spaces.

If I remember correctly, Civic Source is an auction service that operates in the tax lien foreclosure space and they own/bought a title insurer to issue policies on the properties they sell.

How do tenants feel about shared living spaces versus more private accommodations?

Do you think they hold better ROI and long term investment to put on a SFH house hacked property that has enough space for the ADU or do you think it’s better to do the shipping container route for $20k?

But this sudden turn not allowing it unless it's some sort of group co-living space counteracts that intent.
