Thanks for any advice guys, I appreciate any feedback on a topic that I know has been hashed out numerous times on this site.

There are numerous things I later found besides the roof that are done badly or unfinished, ex: 10 outlets not working, or not grounded, or reversed.I have an offer on the house to close in 28 days, and am looking for quick solution, and or long term action, as trying to mediate the situation with him face to face seems to be costing me and getting me nowhere.

Urban living can afford the same outdoor experiences as suburban or rural (just come to Denver and hang out at one of our many parks on a weekend for beautiful trees, open fields, and PLENTY of space to set up and hang out however you want - and you don't have to take care of a massive yard to get all that enjoyment!

I've spend the better part of this year reading numerous real estate investing books and listening to 200+ BP podcasts.

I work upwards of 80 hours per week so any help I can get on something like this to just at least narrow down the field REALLY helps me.

It's not equivalent- It's also the tax code and numerous cases supporting it....you don't really get to just "think outside the box". 

We obviously need to keep it economical, but I would like to do something creative, and I'm bored with our past designs (generally they consist of a larger field tile with horizontal accent stripe).

Spoke to sales and was told delivery,setup, foundation and septic field would run abt $20k.

Property manager doesn't want to field calls from owners, just from tenants and repair people.
