It doesn't mater how old the home is, if you modernize it you increase the ARV.

Just bought a sfh vacant home and had to buy a bridge policy American modern about 30 percent more til I can get fixed up and tenant.

I'm currently using American Modern for my policies (Colorado and Indiana).  

It's also very unique on the inside with some very cool architectural and modern updates.

Because the cities have a large planned government infrastructure modernization, many investors are thinking about moving into the area.

Look to see if your local water conservation resource society does a spring sale on xeriscape plants. 

The house was built in 1957, so we were trying to go for a more modern look throughout the house and we didn't care for the old stone on the fireplace. 

And I would like to think one day in the future I can provide that opportunity to an individual(s), a couple, or even family who deserves it the most.That being said, everything in our society comes at a price, whether it is financially or through blood, sweat and tears.

My intent is to get it 90%+ occupied, repaint building 1, improve parking lot, touch up facade of buildings for a fresher/modern look, and possibly upgrade each apartment unit during vacancies.

Is it better to go with a more modern streamline look, or is  it better to stick with something more traditional?
