Don't overthink it, but craft your pitch... start with credibility & value - What properties you own that you could look to transition to them managing, then how you are looking to acquire more and if they have owners looking to dispose.

This way you can craft a very well thought out targeted campaign.

Craft the letter yourself and find an attorney willing to agree to send the letter on his letter head. 

forget about being an investor for the time being.. you have no money you have no reserves .if you want in the game go work in the business.. you can get your RE license and your age be an assistant work on a team get paid to learn your craft in a few years you can then start to invest.this is how i personally did it got my license at 18 took 6 months to make a dime but that first 900.00 commish in 1975 was HUGE lol.. never looked back.. not been all wine and roses thats for sure. but its a solid way to start.. 

I still do see plenty of opportunities if you craft your strategy appropriately.

The guy is meticulous and has been in the family business his whole life (started his own business).
