It will surpass Denver as the largest metro in the state by 2050 because weird is our about it and there's a lot of spillover from Denverites seeking lower prices. 

Large companies call it home, Fort Bliss is one of the largest bases in the U.S. and has a constant flow in/out of military families looking to rent or buy to take advantage of their VAs and for most that means having their stipends almost or fully covering their mortgages.

I've worked in the multifamily industry now for over 6 years between two of the largest players in the commercial world (CBRE & JLL).

Financing is subject to its own distinct rules and as others have said; 5 units or greater require commercial financing.  

My home town, North Richland Hills, which is the 3rd largest after Fort Worth and Arlington in Tarrant Co. has added thousands (my guestimate) of apartment units as 3 and 4 story buildings. 

I might be a little biased on the lending part but it's going to be the largest percentage of your property. 

Might just keep paying attention to investments they put towards the vacation rental side of the business though, because they are the worlds largest travel site.

I think the confusion lies in that distinction.

I am located near 3 major military installations (within 30 minutes) as well as less than 10 minutes away from two of the largest universities in Colorado, Airforce Academy and University Colorado @ Colorado Springs.
