I know it’s a touchy subject, but something has to be done by all abuse and misuse of these letters online and by unscrupulous people Thanks again for your great explanation and sharing your experience

“Tweekers are strange thieves” was my explanation.  

This is very similar to hard money or seller financing (see https://www.biggerpockets.com/... for an explanation of how this works). 

A very small geographical area inside the city limits of G-burg, and another very small geographical area in PF do not allow STR.

Much of this will depend too on where you are located (if not local to the flip), the geographic location where you intend to flip and the associated price point in that geographic location.
