But what would happen is often I would get a counter for more, so I started reducing my offers and then the seller would counter at full price and I would counter the counter by splitting the difference and most of the time they would accept, others demanded the asking price and I would cave in defeated.

We started our real estate adventure with a HELOC on our primary and now use it as our safety net, paying it off when we're rolling in rent money and pulling from it when ceilings cave in... :)

I'm delighted to join this community and share a bit about myself. 

When our homes were caves, or uninsulated, draughty houses with 10 - 12 air changes per hour, radon was able to be dispersed.   

The side porch just caved-in and I've had quotes from $5K to $30K for fixing concrete porch and sidewalk work.

One is this one I'm looking at that is in decent repair, and the rest look like they should have already caved in on themselves or likely soon will.  

Text messaging is proving no different, and many homeowners were delighted to hear from me.
