New to BP, andlearning tons. Live in Fort Worth

Hi,

This is my first week on BP and I've been reading and listening to podcasts like a maniac! I'm ready to jump into action, but want to be educated and make wise decisions.

I've got 2 questions to start off.

1) Found a house that shows is foreclosed as of June and going into auction, but it wasn't  listed in the county clerk auction sales for the next 2 months. What should I do to try to get this house? 

2) I live in Fort Worth Texas and my SFR is in a really sought-after neighborhood. I'd like to rent it out, but it still needs some repairs on the exterior before renting. The side porch just caved-in and I've had quotes from $5K to $30K for fixing concrete porch and sidewalk work. What should I do.
