Looking for a SFR or multi-family in the Spokane area

Hi! First time poster here; I love the site! What a fantastic community. Been studying for months now, and Brandon's 90-day challenge finally has me all fired up to find and buy my first property in the Spokane area (preferably lower South Hill or in the University District), or in Spokane Valley or Liberty Lake, even... I'm also pondering a direct-mail/door-knocking strategy, and want to get into a place within the next two months and rent out my extra space to cover expenses (i.e. house hacking). I will be attending the local REI club meeting next Thursday 10/26 for the first time.

For financing I'm pre-approved for the conventional 97 LTV loan for a single-family, but open to finding other avenues of financing if I can find the right deal.

Any thoughts?

I'm a BS Nursing student at WSU starting in January (two more years) and work at Providence Sacred Heart.
