In the map the darker the blue the more the increase (look at Jersey City right above it) and the darker the red shows decrease in pricing.  

If I never plant the tree because it will take too long to grow, I'll never have shade.

I started out as a shade tree mechanic when I was 16.

The neighborhood I grew up in is one of the areas shaded black. 

There can be an insane amount of limitations (like the shade of red paint you can use), barriers to improving a property (no “open floor plan” or enclosing a carport to make a garage), materials will be more expensive (price out “period correct” windows and glass), etc.

Would be great if you could suggest shades and brands.Also should I use the same paint for all the interior or have different for bathroom?

The bigger pockets I know/knew wasn’t so negative and I apologize for the shade they’re throwing your way.
