Starting late but determined

Hi everyone, I was a realtor in the late 90's but had to give it up due to husband's illness.  Always had an interest in houses, flipping and rentals but have allowed others to discourage me that it's too risky and I'm a woman.ha guess that's a sign of when I grew up. Right now I'm working very hard to get debt free to free up money for investments. It's mandatory that I not put things off any longer. The future is uncertain but it always is. If I never plant the tree because it will take too long to grow, I'll never have shade. Looking at tax liens and deeds to help grow.
