Shoot them your offer, and they'll shoot you a counter offer.

I put an offer down on it with some conditions and they came back with a counter offer removing a whole bunch of the conditions.

Anyways, I counter offered a higher number but I have not heard anything yet.

The worst they can do is come back at you with a counteroffer you don't like.

I marked up the contract and returned it to the buyer and his agent with 0% commission as a counter offer. 

Sure you can try it, but in my mind, if you say $8000 or walk, you better be 100% ready to walk, and not just try and back track into their last counter offer.

I haven't done it the way this agent is proposing to do it, so I'm wondering what others might think about it.You do not have to accept the proposed terms you can make a counter offer which would void the original offer if they choose not to accept it or you can accept it as is 

It wasn't a foreclosure but could have passed for one - vacant for years, no heating system, everything banged up.Within 2 hours of it being listed I had viewed the property, consulted with city code enforcement, offered, counter-offered and got it under contract for $50k cash, as-is, no inspections.
