Have been talking about getting into real estate investing for the last 2-3 years and finally pulled the trigger on a 3 unit house hack in Soulard that will be closing later this month and will be self-managing the property.I'm trying to network a bit with other investors, build a solid team of contractors / handymen, and set my systems up in way to scale, but also so my tenants have a good experience.

I've been in the real estate lending industry for over a decade, helping investors secure funding for their deals.

Figure out the cost to sell, usually 5% to the real estate agent, sometimes a "concession" fee, and other closing costs.

It gets you entry into real estate investing and can be a viable path in an expensive market.

Since this is my first real reno, I will do a good portion of the demo but will hire someone to do reno so I can watch and learn for future projects. 

Probably not enough the IRA to own real estate given reserves needed and such.
