It's good for our city when people invest in tough areas.

In the next 1-2 yrs I'd like to move out to either a bigger place or a new new city (job related relocation etc).

A higher quality property in a better neighborhood in a better city is gonna outperform any Cleveland property in the long run.

Nashville is a very pocketed city when it comes to neighborhood quality especially in relation to crime rates, overall aesthetics or available amenities.

I have a salitle  office over on that side of town and the city is getting ready to dump alot of money into the area of town.The Decade before it A maybe  in real time is over five under 8.There so much development that is getting ready to take place in that area that is taking place.

Best part is I needed proximity to NYC when I purchased this property so getting in and out of the city was breeze which in turn attracted desirable tenants who also need proximity to NYC. 

Make sure your land is zoned for the type of structure you're wanting to build by calling the city/county planning and permits office. 

Hi Kailas - Yes, you can typically rent out the main house and the ADU to separate tenants on separate leases (so long as you're compliant with city regulations/restrictions).

This will provide protection both against the city as well as provide ability for you to pursue eviction if needed. if you rent an illegal unit and the tenant doesn't pay you have no grounds for eviction.

This is a garden home and the yard is fenced in with a 10 foot privacy board in board fence The neighbor stated it was making her violently ill and that it is a health hazard for her as it was coming in through her vents and or windowsshe has also been known to harass my last tenant, and sending us text that trees are too close to her home telling us that we need to cut it because there were branches over her skylight and she claims that it was scratching the cover. she called the city when the last tenant had to sell all of her items at an estate sale due to loosing her job and having to move from the property and cited that she was in violation of city ordinances due to not informing the county of an estate sale.
