Rentals in Anacostia Neighborhood in Washington, DC

Hi all,

Does anyone have experience with rentals in the Historic Anacostia area?  I am trying to figure out whether the quality of renters and level of crime in the area would make it a good place for Class B quality buy and holds.  I'm not interested in Section 8 rentals.  

I'd greatly appreciate hearing about your experiences.

Anacostia, while considerably better than it use to be is no where near class B. It's probably largely class D up from having been class F in the past. You would primarily have a section 8 tenant base there now. A decade out will likely be a different story.
