Your best bet is to ALWAYS disclose that you're an agent when you are talking with sellers, and to have your attorney draft an acknowledgement form when getting the sellers to sign paperwork stating that you're not acting in the capacity of an agent on that transaction.

Especially if you're not experienced in the world, application, and strategy of 1031 you want to find a full service QI that you jell with and who acts in a much larger capacity than just a form filer.Speaking of "whoops" moments, I see where you're trying to get to - it's time to pull some chips off the table and enjoy profits while still "staying on the ride somewhat for a bit.

that's not on from the first place... you should try one of the pm companies that run Turn key operation in KC, they will have teams that can do the work, the questions if they would have capacity or will to do yours if they don't make a profit at the front end.

I'm guessing lots of landlords would be happy to upload these, and once a bunch are uploaded, the computer generated ones with copy-pasted identical signatures would start to stand out.Possibly.If your number rings straight to the "ESA Mill" then more than likely you will get no where.If you end up reaching the actual doctor named in the certified letter, most likely that doctor has some sort of arrangements with the ESA certification company to use his/her name in that capacity
