There is sewage and water lines provided by the county just a block over.

Block chain is the new hope but nothing is solid yet.

Last year, a converted 4-plex sold about 1-2 blocks away for 148k, and a worse layout. 

These can get very complicated from a tax perspective and hopefully your company Schedule K-1s are not coming from H&R Block.  

Location is a huge determining factor because the difference between a nice and reliable tenant pool and a bad one can be a matter of a few blocks.

While I was waiting I went around the block and graded a guys front yard that stopped by , a quick $ 600 for 2 hours work with the tractor .
