We are applying for an ADU in San Mateo, ca. 640 sf 1 bed 1 ba.Just the permit will cost about 10 k, with all the green building, demo recycling, all kinds of bureaucracies.However, the added value is around $800/sf, or $400k ish.The actual building cost we estimate around 100k-130k.

I'd say you're close and you need more research, estimating full bath and half bath at the same price gives my thoughts a red flag that you're too green, although it is mostly accurate (but still low imo) as it evens out, but applied individually, it's dangerous at best.

I think that has been the hardest part for me also is figuring out where the opportunities in the market and then determine what would fit with my investing strategy.I've looked at the AirBnB boats also out in Garrison and then some of the retail & restaurants littered along Duvall, White, & Green St.

I think that is also largely because that same home was 320 at one point vs 420 now.If you look at the affordable suburbs (not Green Hills), you will notice that they are beyond smoking red hot at the moment because it’s pretty much the only area you can get anything decent for under 300.
