$45 per month is probably about a cheap as it gets...Think about how much time it will take you to do it on your own.  

I would get something middle of the road and not go cheap.

best strategy: buy large house with adu, rent it outdone, live for free in bay area, checked.for income, forget all about one hundred dollar cash flow from real estate, go for thousand dollar cash flow from TSLY/NVDY/etc/etc LOLfor real estate, just flip when you had the best opportunity, sell it again in few months or two years for 100-300k profit.dont think cheap in bay area lol

I will say do not go cheap on paint, get the right paint for the job.

Get a second opinion Based on what is there it’s impossible to give you a cost, but it will not be cheap to repair.

Also with a cheap VA loan, how do you bridge the gap? 

It can be fixed, but we're not cheap.

Most of the cheap ones, like the InSinkErator Badgers, have a plastic grind chamber which will crack and leak.
