Four bedrooms are great for families and visitors who will be staying a full season and for the guests who show-up during that time. 

You can bank on the yearly events here that draw hundreds of thousands of visitors (WM Phoenix Open golf tournament, multiple MLB teams for Spring Training, Barrett Jackson auto show, Arabian horse shows, etc).

I live in Havasu and a single family home for $175K is either a screaming deal or it's going to cost a lot to fix up so make sure you don't overspend.

@Jonathan Bombaci I have reached out to every open house visitor and Realtor who has ever come to the property and have done so with each price drop. 

Sometimes, somethings are not meant to be and the universal is screaming at us! 

I don't like tenants that much anymore so i sit on my money until I can find a screaming deal. 

You need at least couple hundred visitors to determine if your landing page is any good at getting people into your sales funnel.

I have had some experienced investors tell me to stay away from an area with screaming deals because the mayor of the city is being very strict on landlords, so you gotta understand how local politics affect the real estate investing.Also, you will get a lot better responses if you filled your profile and showed your location.In short, educate yourself!

Also another tip ... have a letter or something from the owner allowing you to go in the house, just in case the police drives by and see you or an unknown person trying to step into the house.I always gave maintenance people, visitors, etc, my business card and a statement affirming that they were allowed to enter the premises.Believe it or not, they thanked me!
