If the agents felt suspicious about if you're a licensed broker they could...A:  Look up your broker's license.B:  Show you the house themselves.Also, if you're a broker, instead of saying you'd like view the property (most agents don't talk like that), how about saying you'd like to setup a showing for your buyer?

You are looking for a seller who will work with you and not be suspicious or  overly fearful.I highly recommend that you use an attorney locally that would be able to notarize your lease with an option agreement with the seller.

It doesn't prevent me from having to do an inspection of my own.If someone refused to show me their inspection report, when doing so would cost them nothing, it would probably make me suspicious.
