Idk if this was the case here or not but general speaking a duplex with rents in the 500-550 range is going to be rough unless you’re a local experienced investorAlso I’d recommend getting a cage over any AC unit, as it cuts down dramatically on the chances it’ll be stolen.

My contractor stole a bunch of my stuff of mine, and destroyed a bunch of other stuff. The company is now wanting to offer me the used amount for the items.  Is this industry standard?  Should I get the replacement cost?

When i asked the tenant about the failure to notify they said they didn't know since their lease was ending, so they just assumed they can move out.Bad credit due to identity stolen and some obvious money miss management.Contacted the employer and indicated he's been employed at the current job for over 5yrs and has 5.2x times the rent.
