What matters is that you are true in providing information to the insurance, for example, if you are renting to students, the insurance will be higher than a family, if your tenants have a dog, the breed is very important, if the house has a fireplace, you want to declare it.

We do have breed restrictions per insurance requirements, and we require a pet addendum to the lease where, among other requirements, they agree that any pet damage is not considered normal wear and tear and that they will be held responsible for all damage that could reasonably have been caused by their pet, so we don't have them trying to say the chewed cabinet door or dug-up yard was the neighbor's kid, not their pet.

I specify for my tenants that I do not prohibit certain types of dog (the "aggressive" breeds) but I do require them to have the pet rider in their policy.

Also, familiarity breeds trust...if the receiver starts to recognize your "brand" they are more likely to be comfortable contacting you.We have a lot more success with second and third mailings than we do with first mailings.
