@Teresia Sayler since you're leasing the income producing asset, your income will be the difference between what you pay to the owner of the property and what your tenant pays you until the tenants exercise the option.I'd guess it should be on sch.E because it's supplemental income but not sure where do you put your rental payments though.I was thinking to do the same but decided that double sandwich is too complicated .......after all, it's easier with the property I own rather than lease option.I know people do it all the time .....interested to see how it's taxable, too

VA MD and DC are all great markets and all have Brokers that do not like Seller Financing, that is buying on sub2, lease option (assignments, sandwiches) and wrap around mortgages, all legal but Brokers want "vanilla deals" no risk to their E and O.If you read Shift by Gary Keller of Keller Williams, et al, it says, in Ch 10, Creative Financing,...Creative financing… This is the term we use to describe creative ways to resolve affordability challenges.

Maybe you could bring in a partner who would provide 10% down and you could split the deal.Or maybe you could do some sort of sandwich lease option where you manage all the properties, pay for all repairs, get some profit from all your efforts until such a time as you have accumulated enough funds from the property to use a the down payment and switch over to owner-financed.

Sandwiches are fun as long as you have a clause that it is a "performance based" arrangement; if the Tenant Buyer does not pay you the REI, you do not have to pay the Seller-Owner-Lessor.You could do a 2 note arrangement if the seller wanted to carry 80%, but you need 20% down in cash.
