Structuring tired landlord deals

Ok, so I want to offer to buy from tired landlords. First off, I've heard advice to offer to least option from them. Is this the best strategy or should I simply ask if they are interested in selling and make a terms and a cash offer for them to choose? How do you do it?

Also, with regard to sandwich lease optioning strategy, I'm thinking after I sign the contract it would take me a month or so to find a lease option buyer. Is there a way that I could do this without putting up first and last months rent until I find the lease option buyer and get their money? Is there a way that I could put right into my contract that my offer is contingent on finding a buyer and work it out that way? I'm guessing it would be much harder to convince the seller to do this right?
