Now, as to your other question as far as agents, here is my subjective opinion as an agent:  Make sure you choose an agent that is also an investor (whether house-hacking or owns pure investment properties). 

I suspect all of this is generally true of all pure tax lien states.

@Dylan Eggers I didn’t think my first house hack would make sense as a pure rental but rents increased enough during the time that I lived there that it did cash flow when I moved out (and appreciated nicely).

Ensure all smoke detectors are accounted for and have a working battery.

For a standard rehab/flip loan, does the loan product support a pure "asset based" approach?
