Lots of pot holes in rent to own and lease purchase deals, most come to a dead end.Look to Subject-to transactions and seller financing, getting the deed is much, much better.

The old Romex is not safe to use with fixtures which generate significant heat (ie. pot lights), so be on the lookout for that.I looked at a house just last week which had been wired with General Electric BradX 12/2 Pb NMD-3 wiring.

My last two 3-plexes purchased have a single 1BR in each, and both tenants bailed out within 4 mths (one had to be evicted, one left voluntarily).In a college area, that would be a positive compensating factor.These things looks like cash cows, but my (limited) experience suggests the cash flow is very elusive.
