Anyone who hasn't been in a hot market where everything goes pending asap doesn't understand it.

In some cases the realtor doesn't want to waste a day on showings, and we get our offer accepted early and they mark the property pending within hours.

He could not post bail and is in County detention pending the Trial . 

Pending 720k... been in the deal for 11 months closes next week.Another we budgeted 530 ish  Pending at 620k  closes mid MayAnd last week we put our small gut job 4 plex and built a brand new 3 plex behind it.. projected at 1.2  pending at 1.350.. 

And I've been a little disappointed with our market where ANY good property we inquire about is pending, just sold to a cash buyer, etc.

After fees and all, we would be looking at $20-30k pending purchase price.

Obviously I understand on the surfaces what this looks like, but is this customary or is this an issue that I should consider pulling the offer pending the inspection (this is my initial right now).

Make an offer with a closing date that's in 6 months, pending financing, and appraisal.

The property was listed with plans that were "pending plan check approval", the situation was fully disclosed under contract, buyer was aware that the plans were subject to corrections from the City, and a set of the submitted plans were provided to the buyer.
