There is a reason a wholesaler has it and not a top flight realtor there are 90% chance some serious warts on the property. 

Careful buying during times of crises allowed me to do it and they are all top flight properties in top flight locations and all with excellent cash flow.Could I have made more by borrowing, sure, but I chose not to for my own reasons.

Get your flight arranged for Monday morning.

Consider the complication of being a flight (vs. drive) away. 

Cincinnati, for instance, has one direct flight to LAX per day, one to SFO per day, maybe one to San Diego.  

Examples are next to commercial, on major streets or near freeways with traffic noise and smog, no garage (unless the entire area has many homes common without them), near railroad tracks, in airport flight paths, too many stairs to climb to front door, etc.The level of rehab should be factored in too.

I don't mean to be rude when I say what you're planning would be like someone saying they want to develop their skills as a pilot by buying a plane and flying it alone before going to flight school.My tip for you is contract a PM.  

I've never searched for STR on Google, but they rates for hotels and flights seem to be accurate maybe 75% of the time - higher for flights and lower for hotels.  

One or two even include an extra bath or even an entire garage or in unit laundry (the laundry is shared, and in the basement, requiring walking down two flights and outside with street parking). 

I had driven by and checked out the property (including drone flights all around the property), had run preliminary title, had comps to know the range of value, talked to a neighbor about the property.
