I'm trying to stay within 25-30 mins of Cleveland due to work considerations.

Hi Frank,I, like many on this forum would say that if you're looking at getting into a new venture just for the tax advantages it might bring, it's normally not a good idea to factor that into consideration.

My wife and I are both working professionals with two young children, so trying to tackle something that makes sense for us from a time commitment perspective is a big consideration.

As noted above, investors or cash buyer will have a considerable advantage if sellers can 'save' 2-3% or any percentage.
