Currently I am serving on Active Duty supporting the Covid-19 response with the Air National Guard, however, my normal full-time job is with the Federal Government.

I am currently active duty Coast Guard, I am classified as a full time student, and my wife and I are currently in the process of closing on our second multi family.

What about paid 24 hour parking with a fence and a guard (or a camera service type guard and a gate).Nice smooth blacktop with fresh white stripes and some shrubs to make it look nice, surrounded by a 10 foot chain link fence. 

To avoid these catching you off-guard, make sure to research what the recent bills for the property you're buying have been.

To me the answer is a lot bigger than just the changing of the guard.

@Dan Ben I think beefing up your reserves will certainly help guard against the concerns you have about future repairs on these properties.

Also, make sure you are adding heavy contingencies to a rehab like that (probably 15-20%+) just to guard your downside. 

I must say that I have never experienced anything like this and it has definitely caught me off guard.

I'm currently using REI Guard as an insurance company but I feel like I could be paying a little less.
