I've seen subs (not in privity) claim that performing minor work, say punch out items requested by a new purchaser such as yourself, extends out the time limit. 

They were understanding when I said no, and the items like the tub mat I did take care of didn't cost too much so overall it was ok and I survived.Every now and again when you get a difficult guest, grin and bear it, and know they'll be gone soon.

Before considering buying the unit you likely want an inspection of A/C units, roof, parking lot and everything else and try to negotiate a price reduction or credit from seller at closing to repair or replace the items.

It included items such as fund raising and various options and associated limitations of the options.  

You don't want your guest putting utilities in their own names because this is one of the items that is part of the litmus test in certain jurisdictions for establishing residency and therefore conveying long term tenant rights.

and yes I have done the majority of the work myself and supervised the items I'm not as comfortable with.

I could be somewhat flexible on age of the house, but I chose 10 years because if we are living out of state, we would need to rely on local contractors for repairs and capital items, which can be costly and eat up all your annual profit.

An appraiser would give weight to a new roof and panel, insurance will be lower for a buyer and they would pay more knowing it has those items and they don’t have to do them.
