I like to also think in terms of utility costs for the tenants.. so think about areas with long cold winters utls can be very expensive etc.Think about a place like Las Vegas virtually no maintenance in the desert environment.

Hello Members,My name is Alex Alvarez I'm 25 years oldI recently moved to Vegas been here about 1 1/2 years I'm finally taking the step into Real Estate Investing I have owned a home before back in Massachusetts where I'm from I purchased my first house when I was 19 and sold it before I moved to Las Vegas I'm looking to start in the Wholesaling area of things to get my feet wet/ learn the ropes.

I currently am in the process of getting out of the military and getting my RE license here in Nevada, I am planning on staying here in Las Vegas because I enjoy the weather and I really think that I can do well out here in Las Vegas as an agent. 

My wife and I are full time investors in Las Vegas and adjacent areas.  

When I see a property here in Las Vegas with a Pro Forma Cap Rate of 5%, I know that there isn't going to be a real chance for value add.

I'm looking to move further west (I live in North Las Vegas currently) and I was doing some digging and found myself in the "pre-foreclosure" area of one of the websites.

My in-laws are lending me 50% of the cash for my next flip in Las Vegas.
