Best Way to Secure my In-laws Investment in my Flip

My in-laws are lending me 50% of the cash for my next flip in Las Vegas. I've never used any private funds before. What is the best/easiest way to secure their financial interest in the deal? I'll be paying them 12%, interest only, with a one year balloon. It is also important to point out that they may wish to invest in future deals as well, provided this one goes by the book. Thanks in advance for the advice.
