the property I went to see was paying almost $5500 for flood Ins and an additional $5000 for Liability  this was a legal 5 family with 4 apartments in the main building and a cottage adjacent.

I was wondering if with an FHA loan i can buy a home and live in the cottage on the property (in the back yard) and rent out the rooms in the actual house?

If it is a cottage/farmhouse vibe you could do granite and butcher block.

Then again I financed a good friend up here & we got him into just over 44 acres & he was able to get seasonal renters with their own 'trailers' & he is still building the cottages (as finances permit) that are also seasonal rentals.
