Abatement or Remediation:  Many contractors will try to "sell you" on encapsulation, which is acceptable, (such as "painting it" with a recognized/certified sealant)  but leaves the potential there... and again it is ALL about disclosure...Abatement/Remediation is the more costly but permanent solution.... if is a roof, the roofer should be certified in the removal and disposal.

Real estate activity; unlicensed personsA.(1) In addition to any other civil remedy or civil penalty provided for in this Chapter, the commission may issue a subpoena to any person or persons who the commission has probable cause to believe has engaged in real estate activity without a currently valid license.(2) Subpoenas issued by the commission shall comply with the notice requirements of R.S. 49:955.

Nothing major at all but just a list of about 5-6 items that needed to be remedied.  

Potential responsible parties ae identified and most remediation work is done with one open case to be remediated by 2019.The subject property is a neighborhood strip center with existing tenants and with a vacant units providing an upside potential.  

These aren't childhood friendships you are trying to maintain, this is a business dealing that requires legal remedy.

Tell them how you plan on remedying the situation and that you take this very seriously.

And, as people have pointed out above, there are ways to do deals that are fraudulent or misleading that would likely lead to civil remedies and possibly criminal punishments.One of the biggest ways to make sure that your deals are not fraudulent is to have clear contract language that describes what you are doing.
